Overview
A property is only as safe as its chain of title. We search sub-registrar records for the full search period, examine every link in the chain, check 7/12 extracts or the state’s equivalent revenue records, and verify approvals, tax receipts and litigation status.
The title report sets out the chain of title, encumbrances found, gaps and defects, and a list of documents needed to cure them, so your advocate can issue a title opinion with confidence.
What’s included
- 13 / 30-year sub-registrar search
- Encumbrance certificate and revenue records (7/12, Khata, Patta, etc.)
- Chain-of-title analysis with document references
- Building approval and tax verification
- Litigation and public notice checks
Frequently asked questions
Is a title search the same as a title opinion?
A title search collects and analyses the records. A title opinion is the conclusion an advocate gives based on that search. We provide the search and report, and an advocate in our network can issue the opinion if you need one.
